EB-5 Information
The Peddie Group is EB-5 educated and helps identify and vet potential EB5 projects. Our team is partnered with American Greenland Regional Center which helps foreign investors gain permanent residency in the United States through investments in U.S. businesses. Based in Pasadena, CA, we work with projects within the guidelines of the EB-5 Immigrant Investor Program (EB-5 Program) – a U.S. government effort that encourages investment in job-creating ventures.
Our roles include partnering with qualified candidates, matching them with promising opportunities, and structuring projects to fulfill the mission of the EB-5 Program. We source opportunities in California and have successfully helped numerous families with their EB-5 investor visas.
Who We Are

Linda Wong, originally from Hong Kong, earned her Juris Doctor from UCLA. She is a member of the California State Bar and is also admitted as a Solicitor of England and Wales. Linda received her bachelor’s degree from U.C. Berkeley and also holds an MSW degree from the University of Michigan in Ann Arbor. With over 30 years of legal experience, Linda represents US entrepreneurs and developers in structuring their Immigrant Investor projects meeting investor inbound migration needs. Linda founded Global Law Group in 1996. Global Law Group is located in the beautiful and historic city of Pasadena, which is close to Los Angeles downtown. Linda leads a team of experienced professionals to offer customized services to our global clients. Global Law Group is also a member of the American Academy of Estate Planning Lawyers, an exclusive national organization of attorneys who focus on estate planning, with only 140 lawyers nationwide who qualify as members. In addition, She has been honored as “The Best Lawyers in America” for 5 years.

James Peddie has successfully worked in marketing and real estate for two decades. James began his
real estate career traveling the nation assisting multimillion-dollar builders and developers with their
marketing products and strategy. Transitioning to California in 2012, James shifted his focus to residential
real estate starting at Keller Williams in 2013. He built a noteworthy career at KW being honored as the
agent with the most year-to- year growth in 2016. Following this success, James co-founded Artisan Real
Estate, a boutique brokerage catering to builders and developers. Finding a kinship for the appreciation
and beauty of Southern California real estate, he is now part of the Keller Williams - Los Feliz Office.
James is passionate about real estate and has helped numerous buyers and sellers with their home sale
or home purchase. His wealth of knowledge on residential projects and remodels, strategic negotiating
style, and insight on layout and finishes set him apart. Most recently James was awarded #1 for Keller

David Ly (lē) is a Native Angelenos and is very familiar with the landscape of Los Angeles. As a licensed
General Contractor, David has spent over a decade dedicating his career to construction development
specializing in residential, commercial and special use real estate. Through his hard work and dedication,
his experience also includes home renovation, condo conversion, ground up residential, and townhome
communities. After 3 Arts and Architecture Tours through Italy, France, and Germany he finds the fine
detail in finish work a creative outlet. He has also spent a summer in Beijing studying the Mandarin
language and yearly visit to Hong Kong reviewing functional designs and sourcing new materials. He
holds his team to the highest standards of service and workmanship. He takes pride in better reshaping
the Los Angeles Landscape.

D’anna Olsen-Zito is a graduate of the Southern California Institute of Architecture (SCI-arc) and worked
as an intern/designer at small and medium sized firms while pursuing her degree. She has had the
opportunity to manage several residential remodels through all phases of the design process, from
as-builts to expediting in Los Angeles city and county. Feeling comfortable at the site, and having
personally erected a small type-V residence herself, D’anna managed both preliminary and construction
phases. The scale of the medium sized firm allowed me to shift between departments, targeting specific
fields of the architectural process including: planning, schematic design, 3D modeling, physical model
making, interiors, blue-print editing and mark-ups, marketing, and project management.

American Greenland Regional Center was designated by U.S. Citizenship and Immigration Service to promote economic growth and offer capital investment opportunities to qualified foreign investors seeking to obtain permanent residency status through the U.S. Immigrant Investor Program (i.e. Employment Based Fifth Preference Immigrant Visa “EB5”). American Greenland Regional Center specializes in developing and managing projects involving the following industries: Traveler Accommodation, Restaurants and Other Eating Places, Wineries, Non-residential Building Construction, Furniture and Home Furnishing Merchant Wholesalers and Professional and Commercial Equipment and Supplies Merchant Wholesalers, Residential Building Construction, Plastics Bottle Manufacturing, Real Estate and Architectural, Engineering and Related Services. The geographic scope of American Greenland Regional Center includes 15 contiguous counties in California which are Los Angeles, San Bernardino, Riverside, San Diego, Imperial, Alameda, Contra Costa, Monterey, San Francisco, San Luis Obispo, San Mateo, Santa Barbara, Santa Clara, Santa Cruz, Ventura and 1 county in Nevada which is Clark
American Greenland Regional Center is engaged in the evaluation and screening of various investment opportunities. We look for projects that meet the requirements of the EB-5 program set forth by the U.S. Citizenship and Immigration Services as well as the requirements of American Greenland Regional Center. This could include equity investments or loan financing.
American Greenland Regional Center requires a business plan from the developer when screening projects and conducting due diligence. A business plan is a written proposal prepared by the developer that describes in detail how a business is going to achieve its goals and raise equity besides EB5 fund as well as provides the project pro forma/financials, return on investment, timeline and operation. Additional documents may be required, on a project-by-project basis, during the project review and upon approval.
